With the understanding that our clients have limited staff resources, and are facing increasingly complicated capital projects, owners are being challenged daily to find more efficient ways to get these projects completed. As a solution to these problems, Dimensions Contracting offers the service of Construction Management.

Construction Management refers to both the study and practice of the managerial and technological aspects of the construction industry. A single contractor would serve as both the construction consultant, providing design and construction advice, and the on-site project manager, acting as a General Contractor or overseeing the work of a different General Contractor.

Pre-Construction & Planning

  • Project Management Planning

  • Develop a Construction Management Plan
  • Assist in selection of qualified General Contractor
  • Define roles and responsibilities
  • Assist in the permitting process

  • We may or may not retain dual roles as General Contractor and Construction Manager
  • Perform weekly Project Inspections to ensure Quality and Safety
  • Daily interaction with Owner, General Contractor, Architect and Engineer
  • Facilitate the projects Timely Completion
  • Coordinate the General Contractors Work
  • Lead meetings with Owner, Architect and General Contractor
  • Prepare meeting agenda and distribute minutes
  • Administrative Services
    • Provide meeting minutes
    • Maintain correspondence log
    • Maintain request for information (RFI) log and track responses
    • Maintain submittal and shop drawing log
    • Provide close-out document
  • Establish Change Order System and review change order requests
  • Coordinate activities of multiple contractors to Avoid Conflicts
  • Change order and claims reviews/negotiations
  • Review progress Draw Requests from Contractors
  • Quality Control
  • Ensure project is on Schedule and adjust as necessary
  • Provide weekly Management Reports

Post Construction

  • Generate Punch List and ensure proper completion
  • Assure project meets the Owners Expectations
  • Commissioning
  • Prepare project Closeout Reports
  • Project Documents (O & M manuals and as-built drawings)
  • Arrange Turn Over Meetings and physical turn over of project to end user
  • Train Facility Management to use and maintain facility, structure or installed system
